N\u011bkter\u00e9 z bank dokonce sn\u00ed\u017eily LTV na 85%.Negativn\u00ed dopad pro \u017eadatele  Pro ob\u010dany je toto omezen\u00ed negativn\u00ed, nebo\u0165 hypote\u010dn\u00ed \u00fav\u011bry se tak stanou h\u016f\u0159e dostupn\u00fdmi a \u017eadatel\u00e9 budou muset hledat cestu, jak z\u00edskat pen\u00edze na rozd\u00edl mezi poskytnut\u00fdm \u00fav\u011brem a hodnotou nemovitosti (jednou z mo\u017enost\u00ed je z\u00e1stavn\u00ed pr\u00e1vo na dal\u0161\u00ed nemovitost). Dal\u0161\u00edm negativem je i r\u016fst \u00farokov\u00fdch sazeb o 0,5 procentn\u00edho bodu. Banky to od\u016fvod\u0148uj\u00ed vzr\u016fstaj\u00edc\u00edmi n\u00e1klady souvisej\u00edc\u00edmi s nov\u00fdm z\u00e1konem (t\u00fdk\u00e1 se spot\u0159ebitelsk\u00e9ho \u00fav\u011bru), a r\u016fst sazeb v mezin\u00e1rodn\u00edm m\u011b\u0159\u00edtku. P\u0159i dlouhodob\u00e9m spl\u00e1cen\u00ed (hypot\u00e9ka poskytnut\u00e1 se splatnost\u00ed do 30 let) je rozd\u00edl a\u017e 80 000,- K\u010d. Banky s t\u011bmito zm\u011bnami kalkuluj\u00ed tak, \u017ee ob\u010dasn\u00e9 se vr\u00e1t\u00ed k uzav\u00edr\u00e1n\u00ed stavebn\u00edch spo\u0159en\u00ed a \u010derp\u00e1n\u00ed \u00fav\u011br\u016f z tohoto spo\u0159en\u00ed.Co n\u00e1s \u010dek\u00e1 v roce 2018 P\u0159edpokl\u00e1d\u00e1 se, \u017ee objem poskytnut\u00fdch hypote\u010dn\u00edch \u00fav\u011br\u016f by m\u011bl oproti lo\u0148sk\u00e9mu roku nepatrn\u011b klesnout, hranice 200 miliard s nejv\u011bt\u0161\u00ed pravd\u011bpodobnost\u00ed p\u0159ekro\u010dena nebude. Hypote\u010dn\u00ed sazba by se m\u011bla pohybovat kolem 2,2% (v roce 2016 to bylo 1,77%), v n\u00e1sleduj\u00edc\u00edch letech by se mohla vy\u0161plhat a\u017e na 2,8%, nem\u011bla by v\u0161ak p\u0159eklenout hranici 3%. Bohu\u017eel v \u010cesk\u00e9 republice oproti zahrani\u010d\u00ed ceny nemovitost\u00ed rychle vzrostly, a to o 11,4 pcb, letos se o\u010dek\u00e1v\u00e1, \u017ee ceny d\u00e1le r\u016fst nebudou.
